The Board of Zoning Appeals (BZA) is a quasi-judicial body established under Article XIII of the Village of Atlantic Beach Zoning Code and New York State Village Law. Consisting of five appointed members, the Board is authorized to hear and decide applications for area and use variances, requests for special exception permits, and appeals from determinations made by the Plans Examiner.

Property owners and applicants seeking relief from the Zoning Code may appear before the Board by submitting a completed application and paying the requisite fees. The Board holds public hearings at which applicants present their requests, and neighboring property owners may be heard. The Board may impose conditions and safeguards as it deems appropriate when granting relief.

The BZA is committed to the fair and impartial administration of the Village’s zoning regulations, balancing the rights of individual applicants with the preservation of the Village’s character and the welfare of the community.

The Board of Zoning Appeals will meet at 7:00 PM in Village Hall on the third Thursday of each month, unless otherwise indicated. Please check the Calendar or under Meetings, Agendas, and Minutes for any calendar changes or meeting schedule updates.
